Building Surveyors Homebuyers Survey Report on a Coventry 1950 Unity terrace house

This property was of concrete panel construction. At a later date the substandard panels had been removed and replaced with brick. The property had a leaning chimney, cold concrete floor and missing stair rails

 

 

 This was is a Homebuyers Survey of re-clad concrete panel house and was once like the one on the right. The properties were unmortgagable until re-clad as the fixings for the panels corroded due to condensation allowing them to fall off. They were also poorly insuated and very cold. The adjacent subject property has been re-clad with bricks and blocks.

 

This is the underside of the concrete first floor. The lines are where the concrete squeezed through the planks that were put in place to hold up the floor until it set.  It is likely to be very cold and improvement of the insualtion will be diffficult.

 

The chimney leans slightly to the south west. It is likely that the cement mortar joints contain suphates and these have caused the mortar to expanded on the side of the chimney that get wet from the rain. This chimney is not tall and so is likely to be stable but should be monitored.

These are trussed rafters which hold up the face of the roof. In this instance the horizontal bracing which ties them all together so that they act as one is missing. Remedial works are inexpensive.

 

A child could trap thier head in the widely spaced railings or fall though the section where the rails are missing.

 

The stain is likely to be caused by condensation, rather than a failure of the juncture of the window frame and wall allowing water ingress.
